My son have booked a property in the Era landmark Sector 103 through Shri Navneet of M/S. Unicon posted at Sector 14, Gurgaon and the details are as under: Name Gagan Deep Singh House NO. 178 Sector 12 Pocket 3, Dwarka, New Delhi Builder Name Era Project Name Era 103 Tower NO...

Above are some more complaints easily available on the cyber space, the list is Era has violated all existing laws of the Land. It has not given possession of Redwood Residency, sec-78...since 2006 the year when it accepted the first payment for the flats....the brochure shown at that time was totally different from what Era got sanction for....had public known what they were buying one would have bought a disintegrated Township...but public was duped by not only the Sales staff of ERa but also the Chairman of Era through his Press conference's..where he promised semi-furnished flats by 2009...and it is 2012 now...forget semi-furnished flats not even Basic flats have been made available to the Home-buyers who have been in doldrums since paying for initial booking 6 years back.

The Company...Era Landmarks (India) Ltd Website....does not acknowledge sale of it says clearly....LAUNCHING SOON....meaning the project is not launched....yet the complainant has categorically stated that he has paid Rs 5 Lakh towards booking of the flat in the scheme through UNICON Real EState...who are not giving him the agreed discount back in cash.....he purchased a 1700 sq ft flat at Basic Sale price of RS 3300/- per sq ft.....THis is a repeat of what Era did with Home-buyers of REDWOOD RESIDENCY, DIVINE COURT, OAKWOOD,GREENWORLD, ETC.....BEWARE Home-buyers ...DO not fall into this trap where the builder is selling projects WITHOUT CLEARANCE by DTCP.....Ask for relevant documents...if you do not get...don't believe any other it to Director, TOWN & COUNTRY the earliest. Thanks.

  2. Very disappointed with Era Landmarks Ltd . At the time of allotment of my flat it was shown to me east facing flat in front of low rise flats but after lapse of 3 years I came to know they have changed the location and gave me some other place in front of high rise flats! Its a kind of fraud they have done to us! I would request everyone to beware. Shame on them! SUE THEM!!

  3. Beware of this company and its owners. We had purchased three (03) Studio Apartments, in their project Residency Square, Knowledge Park – 3, Greater Noida. We had opted for the cash down plan; therefore the company is committed to pay an assured return per month on the amount so received from the date of receipt till offer of possession. At the time of booking it was assured by their marketing and sales executives that;
    At the onset of the Financial Year 2013/14, the assured return cheques for the complete financial year would be handed/given in the form of post dated cheques (PDC). Contrary to the above assurance, we have still not received the assured return cheques for the Financial Year 2013/14.
    We have endlessly called up their sales and marketing executives, and their customer care number 011- 46203777 which nobody bothers to answer. We have sent innumerable emails to nearly all the executives of the company. We have also sent emails to the owners of the company Mr. HS Bharana and Sumit Bharana but all in vain.We have our own financial commitments that require us to make timely payments for our own personal obligations.
    We had reposed trust and confidence in this company and had therefore invested in their project hoping to receive an assured monthly income to counter the general price rise but we find that our money is stuck with these fraudsters. This attitude erodes the investor's confidence in the company.

  4. we had booked a project Royal Ville of ERA in SEctor 86, Gurgaon in November 2011, when the project was in soft launch stage. They had promised to launch the project in February 2012. They are yet to launch the project. When we enquired at the location, it seems ERA does not have the necessary 11 acres of land, with just acquiring 4 acres they had floated the soft-launch scheme. Making people like us their victim. We have sent 100 reminders to their office people like Vikrant Gupta and Vikrant Singh, nobody has bothered to even send a reply.

    Era landmarks was giving advt in the newspaper and internet about their township in Gurgoan Sector-103 by the name Cosmos City. I contacted them thorugh their official dealer and come to know they are also launching plots in that area for which I paid 60% of the plot value and was issued receipt from their office. I paid this entire amount through my Canara Bank NRE account. They made an agreement on Rs 100 stamp paper that if they fail to provide the said plot within 18 months, they will refund the money with interest after that. As they failed to give me plot as agreed I asked them in writing to refund the amount but they failed so far. I have given this written request to them on 10th May 2013 but they are giving all the excuses. 
I need my hard earned money back. I have to fight a lengthy battle with them to get my money back, which I am forced to do now.
Hereby requested the Era landmarks management to see the writing on the wall and mind , this is the hard earned money by me which they are holding beyond the agreed terms and conditions which will force me to take all the available legal options at my end which will ultmately spoil our relationship.

As they failed to give me plot as agreed I asked them in writing to refund the amount. Instead, company issued Post Dated Cheques starting to pay from September, 2013. However, the cheques issued are bouncing. None of the cheque has been since honored, so far. When contacted company they are giving all the excuses and promised to send the money by RTGS, which is also not forthcoming except promises, excuses and assurances.

    It is to inform you that Era Landmarks Ltd has changed its name to Adel Landmarks Ltd. So be aware of this fraud company. Only name has changed not intention and people working there.

  9. We have booked a 3 BHK Lifestyle apartment of 1886 Sq.ft. with Adel Landmarks Ltd. (formerly Era Landmarks Ltd.) in Cosmo City-II in Sector 103, Gurgaon on Dwarka Express Way in mid 2011 on the basis of the advertisement by the Era Landmarks Ltd. The Registered Office of the Era (Adel) Landmarks is at 153, Okhla Industrial Estate, Phase III, New Delhi-110020 and Head Office is at B-24, Sector 3, Noida-2001301. A big amount of Rs.14,69,302/- (which is 25% of the BSP) including Service Tax of Rs.36885/- has already been paid to the Company as booking/allotment amount. An apartment in the Cosmo City has already been allotted to us. The rest of the payment was to be given as per construction linked plan. It was assured that the project will be completed in time bound manner and the possession of the apartment will be handed over to us within three years.

    2. Now, the Company has just informed that such booking has been discontinued without offering any reason there for. However, it has been ascertained from other sources that the Company has sold the land earmarked for this project to M/s Ansal Housing Ltd. at much higher premium and M/s Ansal Housing Ltd. has announced their own project at that land and has started taking booking for the same.

    3. When the Company had advertised the project at a particular land earmarked for it and had accepted booking amount for the apartments, it is obvious that the Company has requisite licenses and other permissions from the competent authority to complete the project there. How can it sell/transfer that land to some other Company at a premium keeping so many investors in dark for such a long time and using their hard earned money without providing the apartments for which it was collected from home seekers.

    4. It is a clear case of fraud and cheating the investors who had deposited such a big amount with the Company as booking/allotment amount. In the middle of 2014, when the project should have been completed and possession of the apartments should have been handed over to the investors who are waiting eagerly for their dream Home, the Company has simply informed that the booking for the project has been discontinued.

    5. The Company is not committing to return the amount with the interest @18% which it charges from the investors for delayed payment of installments. When repeatedly enquired, it has been informed verbally through unconfirmed agents that the interest will be paid @ 7.5% only in future in installments without providing concrete/detailed plan of refund. The company is not making any communication and has even stopped its email id (customer care era - to refute a channel of communication with the investors.

    6. The fraud and cheating by these types of Companies have forced the Government for establishing a Regulator for the real estate business, which is yet to be functional. It is very humbly requested that this fraud and cheating by Adel Landmarks Ltd. (formerly Era Landmarks Ltd.) should be investigated thoroughly and the home seekers should be saved from misery on the hand of the Company.

  12. Hello, i am in the same position as others here in this group. The first PDC (Cosmo City-II in Sector 103)has been bounced back today reason being the account has been closed by ERA. Does anyone knows if there is any update on the situation, i know most of the posts here are from last year, just wondering if there is activity happening.
